Effective January 2020

Clever Investor emails every purchaser of its “Mentoring,” “Your First Million in Real Estate,” “Fast Track Profit System,” and “Your First Flip” programs and asks them to participate in a survey related to their participation in these programs.  

The surveys are conducted with a view toward determining the average or “typical” results of program participants. 165 “Mentoring” students responded; 102 students responded to the survey for “Your First Million in Real Estate;” 537 students responded to the survey for “Fast Track Profit Systems;” and 40 students responded to the survey for “Your First Flip.”  

Not all survey respondents responded to every question.  

The survey process began in January, 2017. Surveys are anonymous and were promoted as such to encourage honest responses.  IP addresses were tracked and participants were unable to submit more than one survey to maintain the integrity of overall results.

There are certainly many variables to take into account in determining what are the typical experiences and results of Clever Investor students.  The surveys take into account: prior experience, time expended, scope of the courses that were completed, program satisfaction, and types of transactions.  Please note that geographic location was not included and real estate activity, property values and profit potential is greatly affected by specific market conditions.

The results of each survey are summarized below.

Real Estate Mentoring Program: (165 responded; all percentages rounded to nearest whole number and adjusted to meet 100%)

Participants have been in the real estate business:  0-6 months 14.5% (24/165), 6-12 months 24.2% (40/165), 1-2 years 21.2% (35/165), 2-5 years 17.6% (29/165), 5+ years  22.4% (37/165)

Interested in real estate prior to enrollment in the program: < 1 year 35.2% (58/165); 1-5 years 29.7% (49/165); > 5 years 35.2% (58/165)

12.7% are not active at all in their real estate business; 15.8% spend 0-5 hours per week; 18.8% spend 5-10 hours; 23.0% 10-20 hours; 19.4% 20-40 hours; 10.3% 40+hours

15.8% (26/165) are licensed real estate agents

57.7% (86/149) used every resource of the program, and an additional 19.5% (29/149) went through more than half of the calls and training; 22.8% (34/149) went through less than half of the training (including 2.7% (4/149) that didn’t start the program at all)

Approximately 41.6% (62/149) spent < 5 hours per week on the program; approximately 58.4% (87/149) spent > 5 hours per week on the program (including 38.3% (57/149) who spent more than 10 hours per week)

The most popular aspects of the program were the 1-on-1 mentoring calls (used by 90.3% (131/145)) and group classes/webinars (used by 60.7% (88/145))

The least popular aspect of the program were the live events (attended by 23.4% (34/145))

More than half of the participants used the Deal Automator/M5 Marketing, Fast Track profit system, and Technical support

Approximately 42.1% (61/145) used the Advisor support line and 43.4% (63/145) used the Real estate deal reviews

31.5% (47/149) of users would rate the program “excellent”; with an average score of 3.7/5

71.8% (107/149) would recommend the program to others who want to learn how to invest in real estate

21.6% (32/148) have not made any offers on properties since starting the program; of the 78.4% who have:  39.7% (46/116) have made 1-5 offers; 6.9% (8/116) have made 100+

73.0% have spent money on marketing to generate leads (108/148)

132 people answered:  Program got me more serious about real estate 71.2%; gave me a better understanding of real estate 78.8%; was the best real estate training I ever purchased 45.5%; is a good value 53.0%; helped me become more successful in real estate 40.2% (rounded)

Since using the program, 31.8% (47/148) have made money in real estate

28.9% (13/45) have completed a “creative deal” (subject to, rent to own, etc.); average = $13,845 (11 responses, 2 did not provide real values)

51.1% (23/45) have completed a Buy and Hold (landlord); average per month = $2,187 (19 responses, but 1 is an outlier at $60-70k and was not includes in the calculation)

20.0% (9/45) have completed other deal types

“Your First Million in Real Estate”

64.47% have been involved in real estate less than 1 year; 9.8% have been involved for more than 10 years

Almost the same amount of students were interested in real estate for less than 6 months, 1-2 years and 10+ years (approx 20% each)

46% spent < 5 hours per week on their real estate business; 44% spent > 5 hours; 10% spent 40+ hours

16.67% are licensed real estate agents

32.63% went through more than half of the program; 28.42% watched every video

Nearly 26.5% dedicated more than 10 hrs per week to the program; 73.5% dedicated less, including those that spent zero (rounded)

42.11% (40/95) would rate the program as excellent, with an average score of 4.2/5

85.26% (81/95) would recommend this program to others

62% (57/91) have not made any investments in real estate.  19% (17/91) made 1-5; 7% (6/91) made 6-10 and 11-20; 6.59%(6/91) made 21-50; 4.4% (4/91) made 51-100.

37.36% have spent money on marketing to generate leads

81 people answered:  Program got me more serious about real estate 69.14%; gave me a better understanding of real estate 76.54%; was the best real estate training I ever purchased 44.44%; is a good value 74.07%; helped me become more successful in real estate 24.69% (rounded)
